Property Services
Buying or Selling a Property
When buying and/or selling a home, your Notary interacts with your Realtor, Lender and You in order to prepare the legal documentation that is required. Once the documentation is ready, we make an appointment with you to give you the information, support, and advice you need to make the process as seamless as possible. At Dias Notaries Public, we advise you as the client about various options and requirements when it comes to buying and/or selling a home.
Property Transfer Tax
First Time Home Buyers’ Program (if applicable)
Registration of Title
Tenants in Common vs. Joint Tenants
Any existing Charges and/or Encumbrances that may exist on Title
Mortgage Documentation
Strata Fees (if applicable)
Confirmation of Insurance
Survey or Title Insurance (if applicable)
Your portion of city/municipality Property Taxes
Adjustment of city/municipality utilities (water and sewer)
Buyers & Sellers Statements of Adjustments
Mortgages (new and refinance)
Similarly as with buying a home, mortgages require correspondence between the Notary, the Lender and You in order to correctly prepare the documentation required to register your mortgage. In doing so, we prepare your new mortgage according to the Lender’s instructions so that we can register your new mortgage on the title of your property. If you happen to be refinancing, we request the payout of your existing mortgage in order to pay off that mortgage on your behalf. In addition, we pay any outstanding debts and outstanding taxes (if required by the Lender).
